Not the actual house
After a great deal of searching, many, many rejected offers (maybe not as many as Zoidberg), and nearly giving up hope- we’re under contract.
We put in an offer on this house 3 weeks ago, and as per the usual it was scooped up by someone with a wad of cash. But, shockingly, cash boy backed out and they accepted our offer.
Less excited, more overwhelmed. It’s a big house and extremely expensive- but still insanely cheap for the zip code. At a minimum, it’s going to need new flooring and bathrooms ASAP. The whole house reeks of cat, and the bathrooms are... yech.

I’m a real estate appraiser. Hence my screen name. It really came into play back 10 years ago during the market crash. But, with a hot real estate market in some areas of N.W. Ohio/S.E. Michigan, it’s not uncommon for me to be unable to support a value opinion of a property at or above its selling price. I don’t enjoy it, as it’s way more work than writing a report that everyone is happy with.

Interesting. I’m glad to see that there’s some detail oriented appraisers out there.
I’ve bought/sold/refinanced several properties of my own, plus work in an industry connected to real estate foreclosure, and I have never ever seen an appraisal come in too low. When I went to refi my home, the appraisal was like 35% higher than any reasonable person would try to sell he house for.
